Kathy Mulgrew, CPM®, RPA, CCIM, LEED® AP

Chief Executive Officer

More than 30 years of corporate real estate experience serving as the Corporate Real Estate Officer (CREO) for multi-million dollar companies throughout the U.S. Expert knowledge of real estate standards, processes, procedures, policies, metrics and best practices. Specialist developing long-term business plans and directing real estate to achieve optimal results for over 50 corporate clients to date.
Ability to add value to the total cost of occupancy and increase efficiency to improve the bottom line. Experience developing creative workplace solutions resulting in stronger brand awareness and higher employee productivity. Negotiated more than 1,000 leases totaling over 5,000,000 square feet as part of the implementation of corporate client strategies.
Strategically managed real estate totaling 30 million square feet in 97 U.S. cities with an asset value of $4 billion. Successfully and actively developed and managed annual operating budgets in excess of $400 million. Earned prestigious industry designations: CPM®, RPA, CCIM, LEED® AP and Texas Real Estate Broker’s License. Earned a BA from The University of North Texas.

With over 10 years of experience, Danielle has established a career spent in consulting and strategic advisory services for corporate and commercial real estate, project and construction management, lease administration, property and facility management, process improvement, asset management, and marketing.  Developed over 30 corporate strategies in 4 different industries utilizing industry best practices. Designed and managed customer service eLearning modules, tenant satisfaction assessments and enhancement recommendation tools.
​Managed the Strategic Performance Assessment for clients, a proprietary survey tool used to analyze an organization’s current state. Supported the company-wide development of a customized project management software tool, including project requirements, testing and piloting for a national roll-out.

David Phillips

Director Project Management

24 years of dedicated military service in the U.S. Air Force. Precisely maintained and managed $2.6 billion annual budget and inventory. Extensive experience in logistics planning and movement of equipment and personnel.
Earned designation with the Environmental Protection Agency (EPA). Graduate Professional Military Education Officer Leadership Academy. Ability to lead teams and collaborate with others to establish, plan, develop and implement projects for a positive outcome for all involved.
Practiced in the areas of hazardous material; storage, handling, shipping and emergency response procedures. Qualified in the Occupational Safety and Health (OSHA) program. Certified in heating, ventilation and air conditioning (HVAC).
